With the vision of developing Specialist Disability Accommodation (SDA) High Physical Support dwellings across key areas within Queensland, our client engaged HPS to prospect up to four sites suitable for High Physical Support participants.
HPS was successful in identifying, completing due diligence and gaining control over four sites, all of which were located near community and social infrastructure with local SDA demand:
Caboolture – 811m2 site already on two titles and suitable for two houses to accommodate up to four participants.
Ipswich – 910m2 site suitable for two houses to accommodate up to four participants.
Townsville – 1,041m2 site suitable for a duplex to accommodate up to four participants.
Warwick – 898m2 site suitable for two houses to accommodate up to four participants.
As part of our thorough project conception services, HPS developed an Information Memorandum that included detailed information on the opportunity to be circulated to our client’s investors. This included details on each property (e.g. site characteristics, projected revenue, concepts) as well as the overall development strategy, management team (including HPS as the Development Managers), key milestones and projected total project development costs.
HPS is now managing all four projects to completion, expected in late 2022.
